Property Description

When we have guests visiting the Cowboy Capital of the World, two things stand out among their requests: closeness to the nightlife and shopping of Bandera, and access to the Medina River. With that said, we're delighted to present the 11th Street River House! It's a kid-friendly and pet-friendly vacation home on the river, and it's only a short walk to the 11th Street Cowboy Bar and all the shops and attractions of this great Hill Country town. It sleeps eight and is a perfect family getaway!

A two-minute walk across a pretty meadow behind the 11th Street River House leads you to the swimming, tubing, kayaking, and fishing fun of the Medina River! (Please keep in mind the steps to the river are a little steep, and for your well-being and ours a signed release of liability is required to stay here.) Covered parking is on-site for your vehicles, and motorcycles are welcome!

The backyard here is fenced for the safety of your little ones and pets, and there's a great fire pit for socializing and snack roasting, surrounded by outdoor chairs. There's a large double-sized picnic table back there, too, and a big charcoal grill and smoker combo for BBQ feasts (all you need to supply is charcoal and lighter fluid). For open-air relaxation, you'll find a screened and shaded patio out back, complete with rocking chairs and decorative hanging lights to add a little sparkle to your evenings.

The natural-light-infused interior of the 11th Street River House is climate-controlled year-round with central air and ceiling fans, and the spacious and comfortable living area features a large-screen TV that's Roku-ready for streaming your favorites! Plenty of modern appliances, cookware, and table service for eight, round out the amenities of the full kitchen, with a dining area conveniently nearby. There are even baby toys and a highchair available for your youngest bundle of joy! Wifi Internet service supplies connectivity to the whole house, too.

With a complement of three bedrooms and six beds (one king, one queen, and four twins), all in your crew are assured comfortable and restful nights here! All sleeping spaces are draped in fresh linens as part of your stay, and bath linens, as well as necessities, are included in both full baths. The master bath includes a roomy shower stall, and the hallway bath features a shower and tub combo, highlighted by a classic clawfoot tub! You'll also find a walk-in laundry room for even more cleanup convenience.

Rates and Policies:

The house accommodates up to 8 guests. The base rate covers 4 guests, and each additional guest is $25 per person, per day. We use a flexible pricing model, which means smaller groups pay less, making the home more affordable while still allowing larger groups to enjoy the space.
Children are permitted
Offering a pack and play, toys, and two highchairs for young guests.
Pet-friendly accommodations (maximum of two pets allowed) with a pet fee of $25 per pet, per day. A discounted pet fee may be available for longer-term stays.
House guidelines allow for hiking, wildlife viewing, and fishing while prohibiting the discharge of firearms, fireworks, or ATVs.
Flexibility in pricing for local event announcements within five days of booking.
Minimum three-night stay during event and holiday weekends.
Variability in Hill Country River and lake water levels based on rainfall.
Non-standard cancellation policy and a release of liability is required.

This is a great airbnb, especially if you’re traveling with young kiddos! We traveled with our one year old and they had outlet covers, a Tripp Trapp high chair (amazing!), a pack n play and even a few toys in the closet. The backyard is super cute and you’re not far from the river. The screened in porch was our favorite. The scenery is beautiful! If you’re planning to cook, they have a fully stocked kitchen, coffee maker, toaster and a nice new gas range. And you’re right by the grocery store if you need to get supplies. The bathrooms were very clean, had plenty of towels and hot water with good pressure. Can’t ask for much more. And the bedrooms were cute, comfy and even had a workspace if you’re working remotely. I’d reco this place to anyone looking for a stay in the Texas Hill Country!

We enjoyed the house and property greatly. As expected, the river was down, but it was still a lovely scene in the back of the property and we took advantage of walking around and enjoying the outdoors. The house is adorable, and well equipped. The only minor thing to be aware of is the noise from the grocery store coolers; you get used to it, but it's a constant hum like a lawn mower. Overall, highly recommend this location for adults and families with older kids!
