o Access road is unpaved - most vehicles ok, but low-clearance vehicles should use caution
o Water levels depend on rainfall - always check river conditions before planning water activities
o Reservations over 28 days require pre-approval
o No hunting allowed on the property

Prohibited activities include the discharge of firearms, fireworks, or ATVs.
Event and holiday weekends may require a minimum three-night stay.
Water levels in the Hill Country river and lake are subject to variation based on rainfall.

I honestly can’t say enough wonderful things about this place! My husband and I came up for the week for our anniversary. This was the perfect location! You drive through beautiful landscape to get here, I just love the hills! The property is very easy to find. Once we drove through the gate, we were greeted by the cutest little blonde friend (cows.) The cabin is so cute, and the bed is amazingly comfy and the AC is amazingly cold! The kitchen is fully stocked, and even has a full set of cast iron cookware - which i of course loved! Now let’s talk about the river - Omigosh! It’s just a short little ride from the cabin down to the river. The owners have kept the area beautiful, and we had several picnics out on the grass. There are several entry points into the river from this spot. It is a perfect swimming area! The water feels amazing and is crystal clear! We spent most of the week floating in our tubes, I highly recommend bring some! We caught catfish, perch and a huge bass right there! Bring your fishing poles too! We have seen so many deer! HUGE groups of Axis and Whitetail! Lots of turkeys and even saw a little gray fox. Town is just a short ride, and we frequented OST for breakfast several times. It is so good and surprisingly cheap. TJ’s has great margaritas! Mi Pueblo is awesome for tacos and even homemade horchata! Lowe’s is very well stocked and we were able to find all the groceries we needed! It’s a great town! All-in-all, this trip was exactly what we needed! Life during COVID has been so chaotic. This was the perfect place for us to just find the peace we so desperately need at times, and to just recharge. I love this place and truly hope to come back! ❤️

Everything exceeded my expectations from the location, amenities (including an awesome smoker grill, omg), private river access, and the random swing under a tree...just WOW! It was so nice to escape the pandemic and stay somewhere in a beautiful location. It was a full ranch experience that I was not expecting! I came in one evening and there were three cows that greeted me after I came in the gate. There’s a little pond by that gate that is frequented by deer and buzzards (of all things.) I wanted to get away from humans so this was perfect! I hope to come back someday. Bandera stole a piece of my heart
