Who we are

This website, backroadstexas.net, is run by Texas Backroads, LLC, doing business as Backroads Hill Country (formerly Backroads Reservations) ("we," "us," "our"). We are a family-owned vacation rental company based in Bandera County, Texas, and we rent and manage vacation homes across the Texas Hill Country.

This policy explains what information we collect when you visit our website, contact us, or book a stay with us, how we use it, and the choices you have.

Information we collect

Information you give us.

  • Contact form. When you write to us through our contact page, we receive your name, email address, phone number, the topic you choose, and your message, including any trip details you add.
  • Bookings. When you book a stay, we collect what we need to make and manage the reservation: your name, email, phone number, billing address, travel dates, number of guests, pets, and any notes you send us. Payments are processed by our booking software provider and its payment processor. We do not store full card numbers on this website.
  • Messages. If you email, call or text us, we keep that conversation so we can help you before, during and after your stay.

Information collected automatically.

  • Analytics. We use Google Analytics to understand how visitors use our site, such as which pages are viewed, how long visits last, the general location (city or region), device and browser type, and how you arrived (for example, from a search engine or a social media post).
  • Spam protection. Our forms use Google reCAPTCHA, which collects information about your device and how you interact with the page to tell people from bots.
  • Site preferences. Our pages store a few small settings in your browser (for example, search filters or display options) so the site works the way you left it. These stay on your device.

How we use and share your information

We use your information to:

  • answer your questions and requests;
  • make, confirm and manage your reservation, including check-in details and text-message confirmations;
  • send you a text message after you book, as part of our booking process, with a link to our Texas Hill Country Travel App for planning your stay;
  • process payments, refunds and security deposits;
  • keep our homes and guests safe and resolve problems during a stay;
  • improve our website and understand which pages are useful;
  • meet our legal, tax and accounting obligations.

We do not sell your personal information.

We share information only with the people and services that help us run the business, and only what they need:

  • Booking and payment providers that host our reservation system and process payments.
  • The homeowner or on-site team for the property you book, when they need your name, dates and guest count to prepare the home.
  • Service providers such as Google (analytics and spam protection), our website host, and our email and text-messaging services.
  • Authorities when the law requires it, or when needed to protect the safety of guests, staff or property.

Cookies and analytics

Google Analytics sets cookies to tell visits apart and measure how the site is used. Google reCAPTCHA may also set cookies. You can block or delete cookies in your browser settings; the site will still work, although some features may not remember your choices.

To stop Google Analytics from collecting data about your visits on any website, you can install Google's opt-out browser add-on at tools.google.com/dlpage/gaoptout. Google's own privacy policy is at policies.google.com/privacy.

Our website links to other sites, including hillcountry.ai, the Texas Hill Country Travel App, our social media pages and the websites of local businesses. Those sites have their own privacy practices, and this policy does not cover them.

Keeping your information safe

How long we keep it. We keep reservation and payment records as long as we need them for the stay and for tax, accounting and legal purposes. We keep contact-form messages as long as they are useful for answering you and for our records.

Security. We use reputable providers for bookings and payments, and limit access to guest information to the people who need it. No website or email system is completely secure, so please do not send card numbers or other sensitive details through our contact form or by email.

Children. Our website is meant for adults planning travel. We do not knowingly collect personal information from children under 13. Reservations must be made by an adult.

Your choices. You may ask us to tell you what personal information we hold about you, to correct it, or to delete it where we are not required to keep it. You can unsubscribe from any marketing email using the link in the message, and reply STOP to opt out of text messages.

Changes to this policy. We may update this policy from time to time. The effective date at the top shows when it last changed.
