Set on a scenic 60-acre ranch in the Texas Hill Country, 3H Ranch Mountain Retreat is ideal for large groups seeking space, privacy, and a peaceful country setting. This family- and pet-friendly retreat comfortably accommodates up to 16 guests and offers a rare blend of wide-open land, nearby water features, and convenient access to popular Hill Country destinations.

Located between Medina and Vanderpool, the retreat is within easy driving distance of Bandera, Tarpley, Medina, Utopia, and Vanderpool. Lost Maples State Natural Area and Hill Country State Natural Area are both within a short drive, making this a great base for hiking, scenic drives, and seasonal foliage viewing. History enthusiasts may also enjoy visiting the nearby ghost town of Tuff, located along the same road as the property.

A spring-fed creek and private pond are less than a minute's walk from the home, offering opportunities for catch-and-release fishing, kayaking, tubing, or simply relaxing by the water. Pond levels may vary based on rainfall, and the floating dock may not always be in use. Wildlife sightings are common, and evenings are well spent under the stars, gathered around the fire pit, or enjoying the shaded outdoor patio with seating and a picnic table.

The home itself is a remodeled 1960s ranch house that blends rustic Hill Country character with comfort and functionality. Wood accents and corrugated metal details give the interior a distinctive feel, while thoughtful updates make it well suited for extended and multi-family stays. The retreat features five bedrooms, two-and-a-half bathrooms, and ten beds, providing ample sleeping space for larger groups.

The spacious kitchen is fully equipped with modern appliances, extensive cookware, and generous pantry and cabinet storage. Two separate dining areas and a bar with seating allow everyone to gather comfortably for meals and conversation. Additional interior spaces include a living room with multiple seating areas, a TV room with a video library, a dedicated office/work area, and entertainment features such as a pool table. Wi-Fi is available throughout the home, though cell service is limited and Wi-Fi calling is recommended. Window AC units are used for cooling during warmer months and are turned on in advance for guest comfort.

Great place to stay! Lots of birds and frog song at night. Perfect place for some astrophotography, far enough to have truly dark skies, but still only an hour and fifteen minutes from San Antonio. Plenty of parking for our family reunion, the road is crushed stone and fords a small stream, but none of the cars had any problems. The road was smooth and the water less than 2/3 inches. The house was well stocked! Do your shopping on the way out, but if you forget anything essential, the property most likely has you covered. Spices and cooking oil in the pantry, toiletries in the bathrooms. There are a total of 5 bed rooms. Three are semi private with queen sized beds. The other two have multiple beds and serve as passageways in and out of the master suits. We were a family reunion, so it worked very well and everyone was comfortable in the beds. Internet worked flawlessly, even with everyone sharing, great TV and sound system, friendly neighbors, and did I mention the dark skies. Most of the family enjoys hiking and camping and we were all delighted with the remote location. A couple of folks preferred hotels, Bandera and Kerrville are only about 30/40 minutes away. It let the whole group visit in a way that everyone preferred. I would highly recommend this property and can't think of anything negative.

We had a great time at 3H Ranch Retreat! This place is perfect for family reunions with plenty of beds! It is filled with vintage furniture and decor. Our family had planned to go to Lost Maples while staying at 3H Ranch, but we were having such a good time and felt there was plenty to explore- hiking along the road and up a hill, the pond- that we decided to stay put and enjoy the ranch. If you want to disconnect and enjoy the outdoors with a big group- this is the place!

First time in the Texas hill country and was not disappointed. Beautiful surroundings. Caught myself just sitting on the porch just enjoying nature. The house is awesome felt very nostalgic.
