Embark with us on our amazing Hill Country Eclipse Journey! By astronomical luck, the Hill Country will be in the path of two upcoming solar eclipses. Saturday, October 14, 2023 will bring an annular "Ring of Fire" eclipse, and a full solar eclipse will occur Monday, April 8, 2024. Fishing, swimming, and canoeing are all instantly available to you, thanks to a private Guadalupe River frontage, and you're set for tubing, too (contact Bergheim Campground and River Outfitters in Boerne for more info on floats. Activities are seasonal, and water levels are based on rain). The property is at the end of the road, with no neighbors near this private Hill Country getaway, just wide-open countryside! If the shopping or night life bugs should bite, Bandera and Boerne are just a short drive away.

A shaded porch offers great views of the river and the terrain beyond, and the property is populated with both deer and birds; the latter love to visit the numerous feeders here. Along with patio furniture and a fire pit, there are two porch swings-one on the deck, the other on the river's bank. Ample parking is available for your vehicles.

The "wow factor" inside starts with over 50 linear feet of windows encircling the living area, inviting the beauty of the outdoors, indoors. There's ample seating in the living, seating and dining areas. The huge kitchen features modern appliances, cookware and serving ware, and there's also a washer/dryer combo. Three comfy bedrooms sleep up to seven: a king and a single day bed in the master; a queen in the second bedroom; and two singles in the third. All bed and bath linens are provided, with two full baths: the master features a jacuzzi and shower, the second has a shower/tub combo. There is also an additional half-bath. Central A/C and heat keep the house comfortable, and there's a satellite smart TV and DVD player for you to enjoy.

The house is amazing. Like staying in a 5-star hotel. The linens, towels, furniture, kitchen…everything was perfection! If you’re traveling with someone in a wheelchair, this house is handicapped accessible!! The doors are plenty wide enough. The master bedroom and bathroom are perfect for someone on a walker or in a wheelchair! The shower is a roll-in and is huge! We will definitely come back!
Thank you so very much for an incredibly awesome experience. The host was great and very timely in response to any questions. The home is absolutely gorgeous and what a view. The peace and quiet was just what we needed to rejuvenate ourselves from city life. The wildlife just made everything perfect. We watched the deer in the morning and at sunset, the cows from next door came over to graze and visit, listened to the turkey’s from afar and even had an opportunity to see one. The best part was the big buck we were so fortunate to see. It literally stopped us in our tracks as we watched this beautiful buck standing proud and tall with his full set of antlers. Wow…. how often do you get to see something so amazing. We were so in awe that neither one of us could even reach for our camera to capture the sight of this beauty. Our dog Skylar thanks you as well. She enjoyed playing in the river and loved all the wonderful smells and sitting out on the deck taking it all in. The only drawback for us at our age was the steep incline getting up and down to the river. But overall awesome. Again, thank you so much.
Fantastic! Beautiful home. We loved listening to the river from the porch and watching wildlife, including White-tailed and axis deer, wild turkeys, and a bobcat. We heard birds not common where we live: canyon wren, screech owl, etc. We hope to visit again with family.

2023 Christmas Hill Country Vacation on the Guadalupe River is recorded as one to remember ⭐️⭐️⭐️⭐️⭐️- we had a wonderful and beautiful vacation with our 20 year old children, Granny, and pups. Even though it was highs in teens, it quickly warmed up and we got to walk along the river, fish in late afternoon and hit the area attractions in downtown Boerne. Also hiked the Cave with No Name - we missed the tour of cave but the trails are great too. Most importantly celebrate Christmas Eve Mass in town and lunch at the house with extended family. Every morning and late afternoon we would be able to watch the deer frolicking down by the river and on the opposite bank. The hospitality and accommodations were wonderful - will highly recommend to family and friends.
The property is very well maintained and very clean. It is off the beaten path which made the stay very peaceful and relaxing (just what we needed). Watching the wild life every morning and evening from the patio overlooking the Guadalupe River. We hated to leave and can't wait to go back! In addition, thanks Spencer (owner) for your superior communication the entire time.
The home was excellent. Walk down river access. We fly fished and caught dozens of blue gill, guadelupe bass, large mouth bass and a channel cat. Incredible home. Do yourself a favor and bring family here.
