Property Description

Situated on one of the most beautiful parts of the Frio River, the Barnaminium is a delightful retreat shared with El Zocalo's Main House and La Vista on seven acres. Garner State Park is only a few minutes away but you may find is difficult to leave the tranquility of the Barnaminium as it's a great place to kick back and just leave the world behind. The newly constructed guesthouse sits above the river with a private pathway down to the water. The house opens out onto the large deck with a gentle slope down to the river. The living room with TV and DVD and Double sleeper sofa, dining area and fully equipped kitchen are encompassed in one large room. The bedroom has a Queen bed and a bath with a large walk in shower. The bedroom has private entrance onto the back deck that offers seating and a great spot to just relax. Amenities include Wifi, satellite TV with DVD, ceiling fans, a charcoal grill on the patio and central air and heat. All bed and bath linens are supplied. No telephone but good cell coverage on AT&T. Golf, tube and kayak rentals, bat flight tour, restaurants and spa services nearby. Cleaning fee refunded if house is left clean. Security Deposit refunded if house is left without damage

Refunded if there is no damage and the house is left clean.
Three night minimum Memorial Day Weekend through Labor Day and over all major holiday weekends
10% occupancy tax

Booking guest must be at least 25 years old.
Only registered guests allowed on the property.
If the guest count exceed the number requested in the reservation you will asked to leave with no refund.
No loud parties or music.

Our Policies

Standard Cancellation Policy: By making a reservation you agree that we will charge $25 for any cancellation more than 10 days from your arrival date. Within 10 days of your arrival date, you agree that you are responsible for the first night's full rate. You are responsible for the entire booking if you have not cancelled your reservation prior to your arrival date. There is no refund for early checkout. If we rebooks the reservation, there will only be a $25 cancellation fee.

Cancellation Policy Event or Holiday Weekends: By making a reservation you agree that we will charge $25 for any cancellation more than 14 days from your arrival date. Within 14 days of your arrival date, you agree that you are responsible for the first night's full rate. You are responsible for the entire booking if you have not cancelled your reservation prior to your arrival date. There is no refund for early checkout. If we rebooks the reservation, there will only be a $25 cancellation fee.
 
Exceptions to Cancellation Policy: If the Texas Department of Transportation declares roads impassable and no alternate route is available, an alternative cancellation policy may be considered.
