Perched in the heart of the Cowboy Capital of the World, 11th Street River House offers one of the most requested combinations in Bandera: walkable access to nightlife and shopping paired with access to the Medina River. This family- and pet-friendly vacation home is just a short walk from the iconic 11th Street Cowboy Bar, downtown shops, restaurants, and live music, while still providing a peaceful Hill Country setting.
A brief walk across a scenic meadow behind the home leads to the swimming, tubing, kayaking, and fishing opportunities of the Medina River. River access involves steps that can be steep, and for guest safety, a signed release of liability is required. Covered parking is available on-site, and motorcycles are welcome.

The fenced backyard is ideal for families and pets, featuring a fire pit with seating for evening gatherings and snack roasting. A large picnic table and charcoal grill/smoker make outdoor meals easy, while the screened and shaded back porch offers rocking chairs and decorative string lights for relaxed mornings and evenings.

Inside, the home is bright and comfortable, with natural light throughout and year-round climate control via central air conditioning and ceiling fans. The spacious living area includes a large-screen TV (Roku-ready for streaming), and the fully equipped kitchen offers modern appliances, cookware, and table service for eight, with a dining area conveniently nearby. Wi-Fi is available throughout the home, and family-friendly extras such as baby toys, a pack-and-play, and highchairs are provided.

The home features three bedrooms and six beds, comfortably accommodating up to eight guests. The primary bedroom includes a king bed and en-suite bathroom with a spacious shower. The second bedroom offers a queen bed, while the third bedroom includes two trundle beds (four twin beds total), ideal for kids or additional guests. Fresh bed and bath linens are provided, and the second full bathroom features a shower/tub combination highlighted by a classic clawfoot tub. A walk-in laundry room adds convenience for longer stays.

Hill Country river levels vary based on rainfall. Event and holiday weekends may require a minimum stay.

We had a great stay at this home in Bandera. Everything was exactly as described, clean, comfortable, and well-maintained. It had everything we needed for a relaxing trip, and the space worked perfectly for our group. The location was great, and the overall experience was smooth from start to finish. We loved our stay at Backroads Reservation! The location was super convenient to everything in Bandera within walking distance to the grocery store, Dollar General and gas station convenience store. The Medina River access was directly behind the property with easy access. It was a lovely area with plenty of water for swimming and floating. Many axis deer in the area. The backyard area was very nice with a grill, picnic table and fire pit. The kitchen had everything we needed. The bedrooms were super comfortable and the bathrooms were nice and clean. Backroads Reservations was super responsive to any questions we had and we were very happy with our entire stay of three weeks. Thank you, Denise and Crew

Enjoyed our stay at this location. Home was very clean and well set up. The screened in porch was great to set on in the evening time. Would recommend this place to anyone wanting to be close into town and central located for other cite seeing locations around in the area.

This is a great airbnb, especially if you’re traveling with young kiddos! We traveled with our one year old and they had outlet covers, a Tripp Trapp high chair (amazing!), a pack n play and even a few toys in the closet. The backyard is super cute and you’re not far from the river. The screened in porch was our favorite. The scenery is beautiful! If you’re planning to cook, they have a fully stocked kitchen, coffee maker, toaster and a nice new gas range. And you’re right by the grocery store if you need to get supplies. The bathrooms were very clean, had plenty of towels and hot water with good pressure. Can’t ask for much more. And the bedrooms were cute, comfy and even had a workspace if you’re working remotely. I’d reco this place to anyone looking for a stay in the Texas Hill Country!
